Graduate Call Notes 1-16-14

Today on our Real Estate graduate call we combined the assigned topic with questions from the participants on the call.

We first discussed the significance of loopnet.com for real estate investors. David from Richmond, VA commented on this website and others on the call wanted to hear specifics about it. We mentioned how this website is the main source to look for commercial property of all types sold throughout the U.S. They do have some residential investment properties occasionally but mainly commercial.

Another website that we mentioned was Trulia.com as a good one for data on areas when potential investment property is bought or sold.

Ana from Spokane, WA had questions about the Assignment of properties. Dave from Capital Region, NY had some good comments too. We discussed the details of how to talk to investors at an investment club and the intention is to find out who are the experienced investors. Once we determine this, we then in turn can ask them if they are in the market for more investment property. If they are, we can express that we enjoy finding good investment properties and we would be happy to bring them properties and assign them over to them. If they agree, then we can ask 5 simple questions:

  1. Where are they looking for properties
  2. What type of properties do they desire
  3. What kind of rehab work do they prefer to handle
  4. What kind of profit do they need to make & what is their target prices
  5. How quickly can they close on properties that we bring to them.

We combined the discussion on assignment with the fact that after we build a relationship with an investor and bring them properties, it can lead to a potential Partner to work with. This was our main topic for the call.
